Lots for Sale in the Hollywood Hills

In 2008, there was an outrage about the sale of the land behind the Hollywood sign. The city and residents opposed to the sale, they simply dislike the idea of a building or home near/behind the Hollywood sign, and were offended that someone would consider ruin the postcard look of this landmark of Hollywood. The day was saved, although the seller must have not been too happy.

The Hollywood Hills is a very particular area. It is an opulent area of Los Angeles, and one that is very desired by prospective home buyers who can afford to live there. Homes in the area sell well. In part because of the beauty of the area, but also because it is considered an exclusive and safe area, and home to many Hollywood celebrities. Many celebrities and wealthy people in the area own homes, but also land that may be for sale. There are plenty of lots for sale in the Hollywood Hills.

Buyers will find lots in the Hollywood Hills that are just raw land and may require a road to be built to access it. This will be costly and should be included as part of the budget. In addition, many may require electricity and water, although many will have electricity poles nearby. Some might be on a slope, and building in this type of land will be more expensive. However, with a good architect on your side, you may be able to build a magnificent home in a sloped lot that will be the envy of the Hollywood Hills. One of the advantages to building on a slope is the spectacular views the land offers. However, you must make sure that the land is buildable and that there are topographical and soils reports available.

The pricing of lots depend much in the location of the land, the size or acreage, the shape, the utilities present, and if it is a slope or flat land, or a combination of both. A prospective buyer may be able to find a very small lot for under $50,000, but it will be most likely less than 4,000 square feet. Taxes in the area are not as bad compared to other states. To give an example, a .35 acres lot (15,080 sf) in Willow Glen Road in the Hollywood Hills will pay a little bit over $3,000 in taxes - looking at a 2010 example. This same lot has a tax assessment of $252,258 (info taken from Zillow). This one sells for $369,000. This lot is ready to build.

At one point in 2008, the land behind the Hollywood signs was for sale, but the city and residents opposed to the sale because they did not like the idea of someone building something behind it and ruining the postcard look of one of the most important landmarks in Hollywood.
